Commercial land development process

The land development process is governed by the Borough SALDO which stands for Subdivision and Land Development Ordinance. Click here to read the SALDO in its entirety. Items that are a major part of the land development process are as follows but not limited to:

Sketch Plan

Applicants are very strongly encouraged, but not required, to submit a sketch plan to the Planning Commission prior to the submission of a preliminary plan, land development plan or minor plan.

Fees

Paying the application fees and appropriate escrow deposit is an important part of the process. Please refer to the official fee schedule. 

Planning Commission

  • All plans for the subdivision and/or development of land within the corporate limits of the Borough must first be submitted to and reviewed by the Borough Planning Commission.
  • All required plans, applications, fees and supporting data must be submitted to the Borough office not less than 15 working days prior to the Planning Commission meeting at which the same is to be considered for acceptance for review by the Planning Commission.
  • Any filing received less than 15 working days prior to a regularly scheduled meeting of the Planning Commission will not be placed on the agenda for consideration until the next regularly scheduled meeting of the Planning Commission.
  • The Planning Commission meets the third Wednesday of each month.
